Asphalt Shingle Roofing for Los Angeles Homes

Asphalt shingles are one of the most common roof coverings on Los Angeles houses, especially on the postwar ranch-style homes that fill much of the San Fernando Valley. They are affordable, they come in a wide range of colors and they go on quickly when the deck underneath is sound.

What separates a shingle roof that lasts from one that fails early is mostly the work you cannot see from the street: the condition of the plywood or board deck, the underlayment, the starter course along the eaves and the flashing at walls, chimneys and vents. Reyes Roofing treats those layers as the job, and the shingles as the finish.

Our shingle work covers full installation on a re-roof or addition, and repair when only part of the roof has failed. In both cases the goal is a roof that sheds water, stands up to heat and does not lift the first time the wind turns.

Signs your shingle roof needs attention

  • Shingle tabs that are curling, cupping or lifting at the edges
  • Bare patches or dark streaks where the granules have worn away
  • Granules collecting in gutters or at the base of downspouts
  • Cracked, split or missing shingles after a windy week
  • Shingles that look sun-bleached and brittle, especially on south- and west-facing slopes
  • Rusted or exposed nail heads and flashing that has pulled away from a wall

How a shingle roof job goes

  1. Inspect the roof and deck

We look at the shingles, flashing and, where possible, the attic to see how far the damage goes and whether the deck is sound.

  2. Remove the old shingles

Old shingles and worn underlayment come off, and any soft or damaged decking is repaired before anything new is installed.

  3. Install underlayment and flashing

New underlayment goes down, along with drip edge and flashing at valleys, walls, chimneys and vents, the places water most often gets in.

  4. Lay the shingles

Shingles are nailed in the manufacturer's pattern with a sealed starter course, then the ridge is capped and the roof is checked for exposed fasteners.

  5. Clean up and walk-through

Debris and loose nails are cleared from the yard and gutters, and we go over the finished roof and any care tips with you.

What affects the cost of shingle roofing

Shingle roofing prices vary a lot from house to house. The main factors are:

  • Roof size and the number of valleys, dormers and penetrations
  • Shingle grade and color (basic three-tab versus thicker architectural or cool-roof shingles)
  • Whether the old roof has one layer or several to remove
  • Deck repairs found once the old shingles come off
  • Roof pitch and how easy it is to reach, which affects safety setup and labor
  • Permit and any energy-code requirements that apply to the re-roof

Why Los Angeles homeowners choose Reyes Roofing for shingles

We explain what we find on your roof in plain language, put the scope in the quote and tell you what can wait and what cannot. That makes it easier to compare us with anyone else you call.

Shingle Roofing FAQs

How long does an asphalt shingle roof last in Los Angeles?

Many asphalt shingle roofs last roughly 20 to 30 years, but constant sun and summer heat can age them faster here than in milder climates. Condition matters more than the date on the permit: granule loss, curling and cracked tabs tell you more than age alone.

Can new shingles go over the old ones?

Building codes in some cases allow a limited overlay, but tearing off the old roof lets us see and fix the deck, flashing and underlayment, which is where most hidden damage is. For most homes a tear-off is the better long-term choice, and we will explain the options for your roof.

Will shingles hold up in Santa Ana winds?

They can, if the installation is right. Wind resistance comes from correct nail placement, a sealed starter course along the edges and fresh sealant strips that have bonded in the sun. Older shingles that have lost their seal are the ones that lift and tear when the wind picks up.

Do lighter shingle colors really make a difference in the heat?

Lighter and reflective "cool" shingles reflect more of the sun, which can reduce the heat your attic absorbs. California's energy code (Title 24) has cool-roof requirements that apply to many re-roofing jobs, so the product choice is worth a conversation before the job starts.

Can you repair a few shingles instead of replacing the whole roof?

Yes. If the rest of the roof is in good shape, replacing damaged or lifted shingles and re-sealing the area is a normal repair. If shingles across the roof are brittle or badly worn, repairs tend to be followed by more repairs, and we will tell you plainly which case you are in.
