Find the opening, stop the water and repair the damage, before the next storm finds it again.

A leaking roof is a problem that gets worse by the hour. Water soaks insulation, stains ceilings, warps framing and sets up mold, and it does it out of sight. The first priority is stopping the water; the second is fixing the cause properly so it does not come back with the next storm.
Los Angeles roofs tend to leak at predictable moments. After a long dry season the first heavy rain finds every cracked sealant joint, slipped tile and open seam. Atmospheric-river storms drive water sideways under flashing that normally sheds ordinary rain. Flat roofs that have ponded all summer open up where the membrane has worn.
Reyes Roofing handles leak repair on shingle, tile and flat roofs. We trace the leak to its source, protect the house first and then make the permanent repair, with the roof type and the cause determining the fix.
When you call, we ask where the water shows up, when it happens and what kind of roof you have, so we know what to expect before we arrive.
We look at the roof surface and, when we can, the attic, following the water path back to the actual opening.
If the roof is open to the weather, we cover or seal the opening first so no more water gets in.
The failed flashing, tile, shingle, seam or membrane is repaired and sealed correctly, and the surrounding area is checked for other weak spots.
Leak repair costs depend on how hard the source is to find and how much was damaged on the way in:
A leak is a diagnosis problem before it is a repair problem, and Reyes Roofing works on the roofs where leaks are most common in Los Angeles: tile, shingle and flat roofs. Knowing how each one fails is what gets the water stopped for good.
When you call, describe what you are seeing. We will tell you what to do while you wait and schedule a look at the roof.
We repair roof leaks across Los Angeles and the northeast San Fernando Valley. See our Sylmar roofing page and Los Angeles roofing page.
Move belongings away from the leak, put a bucket under the drip and stay out from under a ceiling that is sagging or bulging with water, since it can give way. Turn off power to any fixture that is wet. Do not go on a wet roof yourself. Call us and describe what you see, and we will advise on the next step.
Because a long dry spell is hard on roofs. Sun cracks sealant, dust and debris build up in valleys and drains, and any weak spot gets its first real test when heavy rain finally arrives. First-storm leaks are very common in Southern California.
Yes. A leak that only shows in heavy rain is still letting water into the roof, insulation and framing. It will keep happening, and the damage grows quietly between storms. A repair now is far cheaper than fixing rotted wood later.
Yes. Skylights, chimneys, vents and wall junctions are some of the most common leak sources, usually because of failed flashing or sealant rather than the unit itself. We replace and re-seal the flashing so the joint sheds water again.
It depends on the cause and your policy. Sudden storm damage may be covered, while wear and tear usually is not. We can document what we find on the roof, but your insurer decides coverage, so check with them early.
